Full Management Rent Collection

Collection of Rents, payment to Landlords Bank Account, Preparation of Monthly/Quarterly Statement as appropriate, arranging minor works, Inspection of works as required and payment of Contractors invoices.

 12% of Rent Collected (10% + VAT)

Set-up Fee

 Full Marketing including internet advertising, letting particulars, colour photographs and board. Carrying out Accompanied Viewings. Preparation of Tenancy Agreement and Transfer of Utilities.

1-5 properties £420 including VAT (£350 + £70)

6-10 properties £395 including VAT (£329.17 + £65.83)

10 plus properties £340 including VAT (£283.34 + £56.66)

Inventory & Schedule of Condition - Included in set up fee

Obtaining Tenant References - Included in set up fee

Admin Fee for Tenancy Deposit Scheme - Included in set up fee

Legionella check prior to tenancy - Included in set up fee

Checking smoke and carbon alarms - Included in set up fee

Service of Notice on Tenant to Vacate - Included in monthly management fee

Instructing Solicitor to obtain Possession - Included in monthly management fee

Tenant Check out Fee - Included in monthly management fee

Arranging Periodic Electrical Safety Certificate /Appliance Check - Contractor Invoice only – No Administration Fee

Arranging Annual Gas Safety Check - Contractor Invoice only – No Administration Fee

Arranging Annual Smoke Detector and Carbon Monoxide Check - Contractor Invoice only – No Administration Fee

Key Cutting - Contractor Invoice only – No Administration Fee

Additional Tenant Reference( if more than 2 applicants) - £60 including VAT  (£50.00 + £10.00)

Guarantor Referencing - £60 including VAT  (£50.00 + £10.00)

Obtaining EPC - £80 including VAT (£66.67 + £13.33)

Additional visits to the property at Landlords request - £40 including VAT (£33.34 + £6.66)

Property Refurbishment/Repairs in excess of £4000 - Contractors invoices plus 10% (8%+ VAT)

Transfer of Tenancy/Change of Sharer - £90 including VAT (£75.00 + £15.00)

Attendance at Court/Tribunal - £150 per day including VAT per staff member (£125.00 + £25.00) 

Preparation of Court/Tribunal Submissions - £120 including VAT (£100.00 + £20.00)

Sale of Property to Tenant or Third Party - 1.25% of the sale price pus VAT (1.5% including VAT)

Serve notice to increase rent - £75 including VAT (£62.50 + £12.50)

Instructing Solicitor to obtain Possession(If Required) - £150 including VAT (£125 + £25)

Attendance at Court/Tribunal (If Required) - £150 per day including VAT per staff member (£125 + £25)

Sale of Property to Tenant or Third Party - 1.25% of the sale price pus VAT (1.5% including VAT)
